Useful documents for the buyer

Before buying a property, it is essential for the potential buyer to have all the information about the property. Indeed, some information is crucial, they can, for example, considerably lower the value of the property, or even lead the buyer to give up his purchase project. 

For example, the technical diagnosis file provided by the seller is used to inform the buyer of certain technical characteristics of the property sold. This file is presented to the buyer as soon as the property is visited, or at the time of the signature of the sales agreement.

At ADAC Immobilier, we consider that the following documents must be provided to the buyers for a better information and a perfect transparency:

  • The diagnosis of energy performance (DPE), valid for 10 years. It evaluates the energy consumed by the dwelling (insulation, heating, hot water, air conditioning...).
  • The parasitic state, valid for 6 months, informs about the presence of termites if the dwelling is located in a risk zone.
  • The state of natural, mining and technological risks (flood, seismic, industrial, chemical risks...) is valid for 6 months. It must be provided if the property is located in an area covered by a natural, mining or technological risk prevention plan, or in a seismic zone.
  • The report of risk of exposure to lead is mandatory for housing built before 1949. It is valid for one year if lead is present, otherwise its validity is unlimited.
  • The report on the presence of asbestos is mandatory for properties built before July 1, 1997. Its validity is unlimited.
  • The diagnosis of gas and electricity installations older than 15 years must be carried out and is valid for 3 years.
  • The installation of non-collective sanitation requires a certificate of compliance and proper functioning of less than 3 years.
  • The measurement of the surface area under the "Carrez law" must be carried out for the sale of an apartment.
  • The last tax notice concerning the property tax
  • The last 3 minutes of the General Assembly of co-owners (co-owned properties)
  • The last calls for funds concerning the co-ownership charges (co-owned properties)
  • The maintenance booklet of the co-ownership (co-owned properties).

All of these documents must be provided to the notary who will attach them to the deed of sale of your apartment or house.
