Why should you do this?

Quick online estimates often work thanks to an algorithm that compares the data from the Notaries' files or the Service de la Publicité Foncière of each municipality with the data of the proposed property.

This type of estimation method is very approximate, often wrong.

These online estimation systems often have only one purpose: the recovery of the coordinates of future and potential customers/sellers without their knowledge in order to fill the company's customer file.

How to estimate the value of a property?

At ADAC IMMOBILIER, it seems impossible to us to give an estimate of a property from general statistical data of a town or a district without taking into account

  • the precise location of the property (street, proximity of road, or possible noise pollution...)
  • the general state of the property (renovation carried out, dilapidation, work to be done...)
  • Exposure of the property (openings and orientation of the main rooms...)
  • Services/quality of materials and equipment (type of soil, constructions, fittings, equipment...)
  • Improvements made (swimming pool, air conditioning...)
  • Technical characteristics of the property (DPE note, insulation, presence or not of asbestos...)
  • Possible easements.

Moreover, very often the files and statistical data used as a basis for calculation are not up to date, some land registry services are up to 18 months late in processing files and registering deeds of sale.
