Property purchase

Because one does not buy a property on a whim like a simple object, the purchase of a house often represents an important investment with legal, financial and personal repercussions over several years.

What are the steps in buying a property?

1) The search :

Contact us in order to specify your different criteria, your budget, your expectations. At ADAC Immobilier, we take the time to listen to you in order to know your expectations, to analyze your project and to allow you to find the property corresponding to you.

Whether it is a property for sale in our agency or in a colleague's, we are here to advise you in order to realize your purchase in the best conditions and at the right price.

2) The offer :

Once you have found the property you wish to purchase, you must inform the seller. Your ADAC Immobilier advisor will make the connection with the seller and will advise you so that you can acquire the property with the best possible terms.

You will then enter the negotiation phase, and you will have to sign an offer to purchase. This offer to purchase is a preliminary contract in which you propose to the seller to acquire his property according to the conditions and at the price that you have determined. This proposal commits you to the seller.

The seller is free to accept, refuse or make a counter-offer.  

When the seller and the buyer agree on the conditions and the price, it is time to move on to the legal validation of this agreement and to the constitution of the sale file in order to officially formalize it.

3) The signature of the compromise or promise to sell

The preliminary sales agreement (or promise to sell) is the contract that commits the seller to sell his property to the buyer by specifying all the conditions of the sale. The signature of the preliminary sales agreement also commits the buyer to purchase the property. At this stage, the buyer must pay a deposit.
Damages will have to be paid if one of the two parties does not respect this commitment. It is however possible and strongly recommended to define certain withdrawal clauses, such as obtaining a real estate loan to finance the acquisition and/or work. Each situation, each sale having its own particularities, your ADAC Immobilier advisor will bring you his expertise in this important step.  

4) The signing of the deed of sale:

After the signature of the preliminary sales agreement, it will take about 3 months during which the notary will prepare the file and carry out the obligatory formalities. This period will also allow you to obtain, if necessary, your loan to finance your purchase and/or any work. To do this, you must contact your bank or a real estate credit broker in order to put together your loan file.

Once your loan file has been accepted by the bank, you have a cooling-off period of 11 days before you can sign your loan contract. At the end of this period, your bank will be able to release the funds necessary for the purchase of your property directly to the Notary who will deposit the sums before the final signature of the sale.

Once all the administrative checks have been carried out, you will be able to agree on a date for the signing of the deed at the notary's office. The signature of this act will make you officially become the owner of the property.
